Gas safety checks

An annual inspection by a Gas Safe registered engineer, with a copy of the certificate (CP12) provided to you within 28 days of the check — or before you move in, if you're a new tenant.

✅ Your landlord is responsible for arranging and paying for these checks.

✅ You’re responsible for allowing reasonable access when a check is due and for reporting a faulty alarm as soon as you notice it.

✅ If an alarm is reported faulty, your landlord must repair or replace it as soon as reasonably practicable.

✅ You’re entitled to see your current gas safety certificate on request.

If it's time for your gas safety check, your smoke or CO alarms need attention, or you've got a plumbing or heating issue — speak to your landlord and ask them to contact Combi Doctor. We deal directly with landlords to arrange access, so a quick word is often all it takes.

Ask your landlord directly, or check the date on your last CP12 certificate — it's valid for 12 months.

Contact your landlord first; they'll arrange for Combi Doctor to attend.

Press and hold the test button until it sounds; test monthly.

Leave the property, don't use switches or flames, call the National Gas Emergency line (0800 111 999), then tell your landlord.

Request it from your landlord — they're legally required to provide it.

Your landlord, as soon as reasonably practicable — via their contractor.
